This course satisfies the required 6 hours of Broker Responsibility credit that supervising licensees (broker OR agent) need to renew their license in Texas.
This course addresses the regulatory aspects of managing and operating a Texas brokerage firm, as well as providing supervision for the licensees employed within. This includes provisions from The Real Estate License Act (Chapter 1101 of the Texas Occupations Code) and the TREC Rules (22 TAC Chapter 535).
We'll review the Roles of the Delegated Supervisors & Teams; Ensuring Competency & Training for Agents; Practical Application Related to Required Documentation; Additional Broker Responsibility & TREC Enforcement & Broker Responsibility.
Important: Sales Agents under regular CE requirements must also complete the 6-hour Broker Responsibility course if they have been made Supervisor by their broker.
It is highly recommended that you complete the Mastering the ART of CMA's course prior to taking this one. In this class we are going to concentrate on actually doing a CMA. We will first discuss the Agents responsibility, the principles for choosing comparable, what data is need for the CMA, where to select properties. We will go over the Difference between RPR and HAR. Then we are going to have an individual exercise to select “Active” Comparable for a property after which we will discuss which properties you selected. Next, we will have another individual exercise to select the “Sold” comparable, once again discuss your findings. We will discuss how to make adjustments, an exercise where you make the adjustments to the homes that you selected and then discuss the adjustments. Finally, will discuss the price we would suggest to list the home to the seller.
You will need a computer available to take this class and a printer may be of help to you.

We will Definition and what the purpose of CMA is; Look at the Importance of accurate market analysis and the Role of CMA in pricing properties and making informed decisions; Analyzing market trends and patterns - Three Approaches to Value. Analyzing Comparable Sales, identifying comparable properties, adjusting for differences in property features, Calculating price per square foot and other valuation metrics. Assessing Market Conditions, evaluating supply and demand dynamics, analyzing local and regional market trends, considering economic factors that impact property values. We will go through the different steps of the CMA process.
We will break into groups and work on a CMA together via the different stages. Determine what additional features actually add value vs which ones are nice to have.
This class will discuss the current information regards contract forms that may be needed in the future once the lawsuit has been signed off on. This class will be updated with the latest in current information available.
Topics include the essential elements that comprise valid contracts and Fiduciary duties. Learn how and when to use the correct Texas promulgated Purchase Contract Forms, Addenda, disclosures, and Notices used in residential real estate transactions. Specific attention has been given to those subjects that will enable you to practice real estate brokerage in a lawful and knowledgeable way. We will discuss the contract paragraph by paragraph, if that paragraph has additional forms, we will break-out to those forms and discuss them also.
This class is given using the TREC 20-17 Contract that is required for use and also satisfies your Contract requirement to renew your license.

This class has been updated with information to assist you in determining your value to the buyers. It will also go through where to find your buyers, holding open houses, Buyers Presentations and why it is important, we will walk through the Buyers Representation agreement. What happens in the event of the death or a Seller or Buyer during escrow, we will cover different types of sales such as the 1031 exchange, Short Sales, Auctions and foreclosures and more.
Then we will go through the History of mortgages. What you need to know about the title commitment and on to the closing disclosure.
