This course satisfies the required 6 hours of Broker Responsibility credit that supervising licensees (broker OR agent) need to renew their license in Texas.
This course addresses the regulatory aspects of managing and operating a Texas brokerage firm, as well as providing supervision for the licensees employed within. This includes provisions from The Real Estate License Act (Chapter 1101 of the Texas Occupations Code) and the TREC Rules (22 TAC Chapter 535).
We'll review the Roles of the Delegated Supervisors & Teams; Ensuring Competency & Training for Agents; Practical Application Related to Required Documentation; Additional Broker Responsibility & TREC Enforcement & Broker Responsibility.
Important: Sales Agents under regular CE requirements must also complete the 6-hour Broker Responsibility course if they have been made Supervisor by their broker.
The expanding scope of CMA skills encompasses not only the traditional aspects of evaluating comparable properties but also incorporates a deeper understanding of market trends, demographic shifts, and economic indicators. A proficient real estate agent must possess the expertise to interpret data accurately, utilizing advanced tools and technologies to generate insights that drive informed decision-making for clients.

We will Definition and what the purpose of CMA is; Look at the Importance of accurate market analysis and the Role of CMA in pricing properties and making informed decisions; Analyzing market trends and patterns - Three Approaches to Value. Analyzing Comparable Sales, identifying comparable properties, adjusting for differences in property features, Calculating price per square foot and other valuation metrics. Assessing Market Conditions, evaluating supply and demand dynamics, analyzing local and regional market trends, considering economic factors that impact property values. We will go through the different steps of the CMA process.
We will work in groups of 2 or 3 and work on a CMA together via the different stages. Determine what additional features actually add value vs which ones are nice to have.

Topics include the essential elements that comprise valid contracts and Fiduciary duties. Learn how and when to use the correct Texas promulgated Purchase Contract Forms, Addenda, disclosures, and Notices used in residential real estate transactions. Specific attention has been given to those subjects that will enable you to practice real estate brokerage in a lawful and knowledgeable way. We will discuss the contract paragraph by paragraph, if that paragraph has additional forms, we will break-out to those forms and discuss them also.
