This class will demonstrate step by step the tax consequence of exchange compared to a taxable sale and discuss the many benefits of structuring an exchange. You will learn about the 1031 Exchange, the DST and will address Like-kind properties, time frames for the 1031, the boot and drop & swap.

When you hear the word CMA, do you wonder where to start and what properties to select for your report? In this class we will cover the appraisal process, value of property, 3 approaches of value, who really needs a CMA and what a CMA is. We will discuss the principles for choosing a comparable, selecting the properties and making the correct adjustments. We will break into groups and do a CMA, we have a selected home, we will pick the comps and come up with a suggested List price. We will discuss why we came up with the comps we picked and the price we would suggest to list to the seller. Then we will create the CMA in Matrix and discuss which pages to include in your CMA. After this class you’ll be able to do a CMA with confidence!

It is highly recommended that you complete the CMA’s Made Easy course prior to taking this one. In this class we are going to concentrate on actually doing a CMA. We will first discuss the Agents responsibility, the principles for choosing comparables, what data is need for the CMA, where to select properties. We will go over the Difference between RPR and HAR. Then we are going to have an individual exercise to select “Active” Comparables for a property after which we will discuss which properties you selected. Next, we will have another individual exercise to select the “Sold” comparables, once again discuss your findings. We will discuss how to make adjustments, an exercise where you make the adjustments to the homes that you selected and then discuss the adjustments. Finally, will discuss the price we would suggest to list the home to the seller.
You will need a computer available to take this class and a printer may be of help to you.

This class is designed to give the new user an overview of HAR’s Matrix system. Will go over the widgets, what they are, how to modify the screen, how to set up the different defaults and search criteria, how to add or remove columns you view. Go through the cars, and how to use them for our clients. We will go through each tab to gain knowledge of the different areas to locate public records, stats, finance and matrix mobile.

This class will examine Surveys, why we need one, the different types of surveys and the use of the existing Survey and the T-47. Since Harvey, it is important to know what an Elevation Certificate is, who needs it and why, plus where you can find yours. We will cover Title Policy changes in the contract and what they really mean, the HOA forms, who pays for what and the charges that the Buyer/Seller will need to pay. We will also review MUD’s, how it is created, the purpose of the MUD, how to find the correct form to use for Listing/Sales, where to find information needed for the form and why it is important. In addition, we will review different flood zones and windstorm insurance.

We will go through what a business plan is, why you need a business plan and the elements of one. Will discuss a S.W.O.T and will have a class exercise doing a Life assessment and why it is important, go through the 5 circles and where you should start and how to write that great business plan. Also go through what a Real Estate Business Plan should contain.

Topics include the essential elements that comprise valid contracts and Fiduciary duties. Learn how and when to use the correct Texas promulgated Purchase Contract Forms, Addenda, disclosures, and Notices used in residential real estate transactions. Specific attention has been given to those subjects that will enable you to practice real estate brokerage in a lawful and knowledgeable way. We will break into groups and discuss certain paragraphs in the Contract and discuss those paragraphs in detail.
This class is given using the TREC 20-17 Contract that will be required for use February 2023 and also satisfies your Contract requirement to renew your license.

We will cover the new changes to our Contract, what to do if a Buyer or Seller dies during escrow, 1031 Exchange, Short Sales, Auctions, Foreclosures (REO’s). We will also discuss the History of Mortgages and the different types of Mortgages: VA & VA Land Board, FHA, Conventional, Jumbo/Super Jumbo & the Reverse Mortgage. We will finish up with the Title Commitment and the Closing Disclosure.
